Raising a DADU

The Growing World of the Seattle DADU

Seattle permitted 551 detached accessory dwelling units, aka DADUs or backyard cottages, in 2022. Homeowner in Seattle have shown a greater interest since relaxed zoning was implemented in 2019. 

Once the permit is in hand, there is just one more step before construction commences.

Before construction activity can begin, a Ground Disturbance meeting must occur. The meeting occurs onsite with a city inspector, key contractors, and stakeholders. Sometimes a project will also require a pre-construction meeting depending on any special foundation requirements typically involving geotechnical support. 

Now that we have completed the permitting process, for multiple DADUS, we are in various stages of construction from Northgate to Beacon Hill.

We visited a few of our construction sites last week and here is a birds eye view of the process.

Northgate, Schooner

We are preparing the project location for the next step, framing the foundation. This site has an out-of-commission outdoor fireplace that we plan to restore, contributing to the uniqueness of this backyard cottage’s outdoor ambiance! If landscape planning has yet to start, this is a wise time to start talking to a landscaper to ensure the ideal backyard transformation.

Foundation Prep for Beacon Hill Schooner

The foundation’s framing and main plumbing pipes are in place just slightly ahead of the Northgate Seattle DADU schedule.  We will finalize the initial utility connections and then pour the concrete footings after the completion of the  initial utility connections.

Completed South Park DADU

Poured footings, methane mitigation tubes, and radiant in-floor heat wires are in place. Next, we pour a concrete slab over the foundation. The construction site takes on a whole new look in the next phase!

West Seattle Schooner ready for interiors

We recently framed and installed utility systems of a 1000 sq foot 2 Story DADU, the third Schooner in this batch. Now that the windows have arrived and the plumbing, electricity, and HVAC inspections have passed, we are ready to build out the interior. Drywall, Ceiling, and Flooring go in next, followed by cabinets, appliances, and electrical and plumbing finishes.
