If you have ever experienced construction permitting in Seattle, you may ask yourself, "How do I get through it quicker?".

Where do I start?

The first questions I get as a DADU builder are “how much will it cost ?” and “how long will it take?”.  The answer to both is “it varies”  Permitting, type of construction, weather, and supply chain are all aspects of your construction process that affect how long it takes for your backyard cottage to go from idea to useable space.

The Pre-Approved Designs

Choosing an architectural design that the City of Seattle has pre-approved is typically a more predictable route for your timeline. To pre-qualify structures that would go in the permitting fast track lane the city reached out to local architects to submit drawings. Dozens of plans were submitted and ten entries won the bid. All the pre-approved DADUs can be viewed at the ADUniverse website.

How long does it take to get a building permit with a pre-approved design?

Some of our clients choose to go with a modular Kit Home, PreFab or Custom Design because the pre-approved DADUs may not be the right fit for their backyard. However, the permitting process is accelerated if you select a pre-approved plan. The permitting process can take less than 30 days with a pre-approved design, whereas other options can take up to 6 to 9 months or longer.  

It takes longer to permit custom designs because every detail needs to be individually reviewed by the city to ensure your structure will meet all the city codes. However, the chosen designs have already gone through a rigorous permitting process.
