Consider a Seattle pre-approved DADU plan for building your backyard cottage. 

Seattle’s pre-approved plans cut down the permitting timeline significantly. The typical permitting process can take 6 to 9 months and be relatively involved and time-consuming.

In September 2020, Seattle released the Pre-Approved DADU designs. The faster, easier, and more predictable design and permitting process is popular amongst Seattle homeowners who want to get in and get it done. 

We recently constructed a pre-approved design by Urban Cottage, Ballard. The building is an open 288 sq ft structure with tall ceilings, living spaces, a bathroom, and a fully equipped kitchen. The simplified Seattle Pre-Approved permitting took less than four weeks to complete. In addition, this project included pre-fabricated Structural Insulated Panels (SIP), which streamlined the construction process because the walls are constructed off-site and shipped to the DADU’s site ready to assemble.

Our client purchased the drawings and coordinated with Urban Cottage to develop a site plan. The site plan is a drawing that shows the placement of the structure on the property. The city needs this plan to review zoning and site-specific factors. Along with a site plan a building permit application is submitted to Seattle Department of Construction and Inspections (SDCI) and for most sites the permit arrives as quickly as 2-6 weeks.

 Urban Cottage & Other Pre-Approve Plans

You can choose from a range of floor plans with the Urban Cottage Design ranging from 288 sq ft to 576 sq ft. The designs are configurable to adapt to site conditions, and, as mentioned earlier, SIP wall panels are available for efficient assembly of the core structure.

The short permitting process is underway for two new DADUs will be building by Fivedot Architects. The Plan is called the Schooner. One DADU is going up in West Seattle and the other Seward Park.  It’s a two-story, 1,000-square-foot plan that can be mirrored and rotated to accommodate various sites.
